Preventive Maintenance Program Management
This course develops the planning, scheduling, and program-management skills needed to run a preventive maintenance (PM) program for a critical facility's mechanical and electrical systems. Students build a PM schedule from manufacturer-recommended service intervals, sequence tasks around concurrent-maintainability constraints so redundant paths remain available, and manage a CMMS backlog using a criticality-based prioritization method. Topics include reliability-centered maintenance concepts, mean-time-between-failure and mean-time-to-repair as planning inputs, spare-parts inventory planning for critical assets, vendor service-contract management, and PM program key performance indicators such as schedule compliance and backlog aging. Laboratory sessions use a CMMS training tenant to build a rolling 12-month PM calendar for a representative facility asset list, and students complete a capstone exercise producing a PM compliance report and a spare-parts stocking recommendation for a stated critical-asset list, referencing OctoPod PMP procedure intervals where applicable.

- Review and manage a third-party vendor service contract's scope, response time, and performance obligations.
- Apply reliability-centered maintenance (RCM) failure-mode logic to decide between run-to-failure, time-based, and condition-based maintenance strategies for a stated asset.
- Produce a PM compliance and spare-parts capstone report referencing applicable OctoPod PMP procedure intervals.
